We are able to conduct closings seven days a week, anytime, anywhere. Title Searches

We handle all steps of the process starting with the title search, which includes a comprehensive search of public records to determine if any claims are attached to the title. Any issues found during the search must be resolved prior to the closing. Once the title search is concluded and all issues have been resolved, title insurance can be issued. This insurance protects the policy holder from any claims against the title that were not discovered during the search.

Escrow Services

At Victory Title, we hold escrow funds either directed by contract or escrow agreement in a non-interest bearing account with a local Florida Bank. It is held there until closing or as directed by cancellation of contract or escrow agreement.

Residential & Commercial Closings

The closing is the final step in executing a real estate transaction and is during which property ownership is transferred to the buyer. Both the buyer and seller will be required to have photo identification and all funds for closing in the form of a wire transfer. Once closing takes place and all funds are received, sale proceeds will be disbursed. An electronic recording of the deed will occur on the day of closing to insure immediate title insurance coverage.

Refinancing Services

If you decide to refinance your property, your lender will require a title company to close the refinance and title fees associated with this transaction. We will help you calculate these costs to the closest dollar and provide assistance throughout the process. If you have a prior owner’s policy, you will be eligible for a re-issue credit

Builder Construction Projects

With all of the new building happening in this part of Florida, we have been able to gain experience with closings on new construction. We act as the escrow closing agent on new construction projects for all parties to make the process as seamless as possible.
