What is a title?
A title is the evidence that a person has ownership of a property. Do I really need title insurance? Yes! It is a means of protecting yourself from financial loss due to title defects, liens or other matters. In order to gain title insurance, a detailed title search is done to uncover any previous claims. Both title insurance and proof of a search are often required by mortgage companies in order to close on a property.
How much will the title insurance cost?
Generally the cost is 1% or less of the total property value and is a one-time fee due at closing.
Do you accept checks at the time of closing?
Our company policy is wire transfers only.
What do I need to bring to closing?
Government issued ID's and any additional documents required by your lender.
Can I use e-signature to sign closing documents?
At this time they are not accepted by Mortgage companies or the County Clerks Office.
